APPLICANT FAQ’S
How do I submit an application?
It's easy! Just find the property of your choice and select the apply now button. From
there, simply follow the prompts and provide all requested information to complete the
application in its entirety. Don't forget to upload your photo ID, proof of income, and
other documentation required for your application.
Do I need a co-signer? How does my co-signer apply?
A co-signer can be helpful if your credit score is below 600. Your cosigner will apply the
same way you did with the exception that they will choose “I am applying as a
co-signer/guarantor for another applicant” as opposed to applying as a tenant.
Occupants of the home will still need to satisfy the income requirement.
Is there an application fee?
Our application fee is $50 per applicant. Anyone intending to occupy the home over 18
years of age will need to complete an application, background and credit check, and
pay an application fee.
If my application isn’t accepted on the property I applied for, will I get my
application fee back?
● If there are multiple applications, your application fee will be refunded if you were
eliminated before background and credit checks were completed. Your
application fee is only refundable for up to 30 days after it was paid.
● If you apply for a home and don’t qualify, we will not be able to refund your
application fee.
● If you apply for a property, are offered a lease, and you decide not to sign the
lease, we will not be able to refund your application fee.
How does the application process work?
We process applications Mon-Fri and are committed to giving you a decision on your application
as fast as possible. Typically, we can turnaround a decision on your application within one
business day when a complete application is submitted. If there are components missing from
your application, you can expect our leasing team to communicate items required to complete
the application.
If my credit score is low, can I still lease a property?
While we do ask for a 600+ credit score, we may be able to consider a lower credit
score with an offsetting factor such as an increased security deposit. This will only apply
if the factors affecting your credit are items such as: student Loans, medical Bills, or a
divorce. If there are collections or any evictions on your credit we more than likely will
not be able to consider you. When in doubt, reach out to us to discuss your situation!
If I’m not able to tour the property before applying, will you be able to offer
me a lease?
We can certainly lease a property to you sight unseen and doing so, will require you to
sign a sight unseen addendum. We encourage all residents to make every effort to
view the property prior to signing a lease to ensure there are no surprises when you
move in.
I signed my lease. What do I need to do next?
After your lease is fully executed, you will need to pay your security deposit, first month’s rent, and set up utilities to start in your name on your move-in date. To pay your security deposit and rent, please log into your Tenant Portal. In your portal, you can make one time payments or set up recurring payments. You can also pay using a credit or debit card, which will require a convenience fee.
We do not accept cash payments.
When is Rent Due?
Rent is due by the 1st of the month. Rent is considered late if received after midnight on the 5th. If rent is received after the 5th, you will be charged a late fee equal to 5% of the monthly rent.
I have a maintenance issue. How should I notify you?
For non-emergency and emergency maintenance requests, please submit a request through your Tenant Portal. Maintenance requests can’t be submitted over the phone. Please provide as much detail as possible and upload photos, if applicable. If an emergency maintenance request is submitted please also call (336) 361-1788.
What is considered an emergency maintenance request?
For emergency maintenance issues, please submit a maintenance request and call us at (336) 361-1788. Emergency maintenance requests include: Burst pipes, no heat when the temperature inside the property is under 55 degrees or no A/C when the temperature inside the property is over 85 degrees.
When my lease ends and I’ve moved out, when should I expect my security deposit to be refunded?
In most cases, you will receive your security deposit back within a couple weeks of vacating the property.
What fees do you charge for leasing and ongoing property management?
Whether you are a new investor with one or two rental units or an institutional investor with a large portfolio, we offer a competitive pricing plan to meet your goals. Call us at 336-822-9339.
How do you coordinate maintenance/repairs Can I use my own vendors?
We keep you in the loop on maintenance requests at your property, and we handle coordinating estimates and completing maintenance for you. To keep costs low, we contract all repairs with local licensed and insured vendors (plumbing, electrical, HVAC, etc.). We have an established database of professional vendors that we contact for miscellaneous repairs. For most repairs, our vendors can provide estimates regarding maintenance if requested. We also are happy to use your preferred vendors.
How do you handle evictions?
Our licensed agents have experience handling initial evictions in court to gain possession of the property and remove tenants. If a property is turned over to our management as tenant-occupied with a tenant that you would like to vacate the property, we handle the up front process for an additional fee. If we place a tenant and are unable to collect rents or discover any other lease violations, we remove that tenant at no charge.
